Different types of Flat Roofs
EPDM
Currently, the most popular type on the market, the EPDM (ethylene propylene diene terpolymer) is highly resistant to wind damage. It has the most extended average service life in the industry and requires minimal upkeep. The installation process, indeed, demands careful attention because if pockets of air are left between the rubber sheets, your flat roof can develop leaks. Other benefits of the EPDM roof is its proven hail resistance, flexibility in low temperatures, superior resistance to extreme heat and fire, and also cyclical membrane fatigue.
Tar and Gravel
Despite the name, tar is not used in tar and gravel roofs. This type of flat roof is also referred to as built-up roofing or just BUR. It is made of layered sheets of ply and adhered with heated asphalt. The asphalt is heated in a kettle or tanker and applied by mop or mechanical spreader. As a result, the multiple layers of ply and asphalt make this roof effective against water leakage. Also, to reflect UV-rays from the sun and help to keep your roof cooler, gravel is added to the surface. This type of roof has a life expectancy of 15-20 years; however, it requires regular maintenance. UV-rays can cause cracking on the asphalt surface and, consequently, allow water to penetrate the system.
TPO
TPO (thermoplastic olefin) roofing is the combination of style and efficiency. It gives your building great aesthetics as it’s manufacture to fits different building styles. Besides, TPO is available in white, light grey, and black; all those colours have reflective properties resulting in an energy-efficient roof. The material is also durable and resists to tears, impacts, and punctures due to its flexibility. TPO is a single-ply roofing membrane easy to install and, therefore, lesser work and time are required during the flat roof installation; the membranes are produced with wider sheets and are lightweight.
Modified Bitumen
Modified Bitumen roofs are a cost-effective and excellent material choice to handle a wide range of temperatures without cracking or melting. It’s installed by torching the under-side of the bituminous material. Modified bitumen is made from asphalt, and it has excellent water-resistant properties; however, its durability and effectiveness are determined by the quality of the installation. Ultimately, this flat roof has a lifespan of 15 to 20 years, is resistant to UV rays, and it has reflective properties to keep your building cool and energy-efficient.
Duradek Vinyl Membrane
Duradek Vinyl Membrane is a pre-manufactured sheet designed to be a solution for waterproof flat roofing and pedestrian traffic surface in a single application. Consequently, it’s perfect for sundecks, roof deck, balconies, and common areas. Other roofing solutions require a second product to turn your roof surface appropriable for pedestrian traffic; therefore, it could cost you more time and money for the installation. Duradek membranes require low maintenance, are available in more than 200 color options, and are slip-resistant.
